Use ‘Under the Radar’ Marketing to Find the Right Home [VIDEO]

I'm going to tell you about how buyers, beaten out by higher bids on two other houses, bought the perfect Cleveland Park house without any competition. And the savvy Cleveland Park seller who avoided the overwhelm of getting her house "market-ready" still got top dollar!

The buyers had just lost out on two houses. Like most buyers entering this market, they just didn't believe how competitive it is. So, their first offer never had a chance. The next time around they got into the game with a very strong offer. Unfortunately, they came in second.

I understand how frustrating this market can be for a buyer, so I've developed a strategy that has made it easier for dozens of buyers to get the right home, in this otherwise brutal market.

 I call it "Under the Radar" real estate. It works like this... I listen to what you want. I go find it. I help you win it.


Like most buyers entering this market, they just didn't believe how competitive it is.


 

So, back to the story... About the same time, I got a call from a Cleveland Park homeowner who wanted me to help her sell. She'd lived happily in her home for many years, but it was time to move on.

The thought of all she would have to do to make her house "market-ready" was overwhelming. Fortunately, she was in no hurry. Guess where she lived? Just a few houses from the second home the buyers I was telling you about had just lost. And better yet, it was practically the same house!

So, I told her about the buyers. She gave me permission to show them her house and quote top dollar, with the understanding that the buyers would give her all the time she needed to move.

You've probably already figured out the ending. I showed it, they loved it and bought it. The buyers are thrilled that they are able to stay in Cleveland Park and won't need to keep beating their heads against the wall competing against other buyers.

The seller is relieved that she was able to get top dollar without the stress of getting her house "market-ready" and that she can take her time moving out.
